GSI, the business-to-business development, acquisitions, property management, and consulting affiliate of Transforming Age, is pleased to announce that Katie Pelczar has joined the organization as Chief Investment Officer. In this strategic leadership role, Pelczar will guide GSI’s senior housing investment strategy with a focus on portfolio growth through acquisitions, development, partnerships, and innovative capital structuring.
Pelczar brings more than 20 years of real estate investment experience, spanning acquisitions, financing, strategy, and large-scale development across diverse markets. Her deep expertise and passion for senior housing position her to help lead GSI and Transforming Age through a period of rapid growth, driven by powerful demographic shifts and evolving market dynamics.

Prior to joining GSI, Pelczar served as Head of Real Estate Investments at Cascade Asset Management Company, where she led investments on behalf of Bill Gates and the Gates Foundation, overseeing strategy and execution across property types and geographies.
Earlier in her career, Pelczar was an Executive Director in UBS’s Real Estate & Private Markets division, where she closed over $3 billion in transactions, and served as a Senior Real Estate Economist at Property & Portfolio Research.

Pelczar also serves on the board of the Washington Autism Alliance and is a member of the Columbia Business School Real Estate Circle. She holds a B.A. from Washington University in St. Louis and an M.B.A. in Real Estate Finance from Columbia Business School.
